In 2025 the Community Improvement Corporation of Sidney launched a new homeownership pilot program, with the first home built in the fall of 2025 on Broadway Ave. in Sidney.
Through the generous sponsorship of the CenterPoint Energy Foundation, Cargill Corporation, Sidney-Shelby Economic Partnership, Shelby County United Way, and the Community Foundation of Shelby County, the CIC built this new 1,289 s.f. 3-bedroom, 2-bath home and made it available to an area family at a reduced cost. “In addition to providing an affordable home for a Shelby County family, our goal was to promote neighborhood revitalization,” added CIC Director Jim Hill.
A Home Selection Committee was formed to screen applications and preference was given to families considered low-moderate income based on income and family size. For 2025, a family of one could earn up to $53,200 and up to $76,000 for a family of four. “A large number of working families qualify and we anticipate that future rounds will have even higher income limits, said Hill.
By late December, the CIC referred the leading candidates to Osgood Bank for loan approval and a purchase contract was signed in late December. The home closing will be held in late January, so a new family is now living in the home, added Hill.
